Job Qualifications

**Candidate must reside in the Des Moines, IA area as this is not a remote position**

Responsible for handling all aspects of document management and scheduling project related functions for acquisition, disposition, management transitions, and new construction development process of real estate assets. Exhibits strong commitment to the service needs of the internal and external customer. Represents the company in a professional and courteous manner.

Essential Job Functions:

  • Coordinates and oversees processes, receipt and delivery of acquisition, disposition, management transition, and new construction due diligence transactional documents, and the facilitation of document review and dissemination of information between internal and external stakeholders.
  • Coordinates and schedules all aspects of physical onsite inspections with seller, buyer, internal stakeholders and third-party vendors to conduct inspection activities for acquisition and disposition transactions.
  • Works closely with the seller and internal stakeholders to gather asset financial related documents, and contracts to assist in the analysis and preparation of initial operating budget.
  • Responsible for requesting insurance coverage quotes and invoices; liaise between stakeholders and insurance agent.
  • Requests and gathers ownership entity documents and management agreements, upon notification the asset deal has moved to firm status and is under contract.
  • Requests and secures tenant/property demographic information, lease agreements and related financial ledgers, occupancy trends, recent utility invoices, and outstanding work orders and liabilities to facilitate closing and takeover processes.
  • Obtains signed and approved initial operating budgets and rehabilitation documents on each asset; forwards to appropriate stakeholders and maintains documents in appropriate filing system.
  • Creates and submits an invoice for all incurred due diligence related expenses on acquired and non-acquired assets.
  • Coordinates the transfer of utilities and telecom services with third party providers to ensure a seamless transition of utility services during acquisition, disposition, and management transition of a property.
  • Requests and gathers all contracts, licenses, and permits for all transaction types. Prepares service contract analysis advising contract status for management takeovers. Uploads contracts to contract database for acquisitions and management takeovers.
  • Verifies all closing, budgets, and reference documents are complete and have been filed in the Deal Recap folder on all assets where BH has equity involvement.
  • Creates tenant notices to be distributed to residents for acquisitions, dispositions, and management takeovers.
  • Other duties as assigned.

Minimum Qualifications/Skills:

  • Bachelor s Degree in field or related area
  • 0-2 years experience in field or related area
  • Basic knowledge of standard accounting practices and procedures
  • General understanding of organizational charts
  • Basic level computer technology skills
  • Ability to handle multiple projects, prioritize workload to meet deadlines, and thrive in a fast-paced environment
  • Strong analytical, attention to details and organizational skills
  • Effective oral and written communication skills
  • Ability to work with a diverse group of people in a collaborative environment
  • Familiar with a varietyofthe field’sconcepts, practices, and procedures
  • Relies on instruction and pre-established procedures in a particular field.
  • Relies on experience and judgment to plan and accomplish goal
  • A certain degree of creativity and latitude is required

Desired Qualifications/Skills:

  • Multi-family acquisition, disposition, and/or new construction experience.
  • Single-family acquisition, disposition, and/or new construction experience.
  • Student Housing acquisition, disposition, and/or new construction experience.
  • General understanding of funding and closing process

Work Schedule:Works 8 hour shift during core business hours of 7:30am-5:30pm; three days per week is remote work from home and two days per week in Des Moines office.

While performing the duties of this job, employees must be able to remain in a stationary position for long periods of time, occasionally move about the office, constantly operate a computer and other office equipment, communicate regularly and effectively with others, both written and verbally, and may occasionally lift up to 30 pounds.

This position requires close visual acuity to perform an activity such as preparing and analyzing data and figures, viewing a computer terminal, and extensive reading.

The ability and means to travel locally, overnight, in specific regions or states via automobile and airplane may be required.

Work Schedule:Works 8 hour shift during core business hours of 7:30am-5:30pm. Work is fully remote until 2/1/22. Thereafter, three days per week will be required in the Des Moines, Iowa office and two days can be remote.
