Responsibilities
A Day in the Life of a Water Intrusion Technician:
As the Liberty Military Housing
Water Intrusion Technician,
you will perform general and specialized maintenance tasks, including water intrusion mitigation, mold remediation and repairs. You will operate building systems and related equipment and tools to complete tasks up to company’s quality standards. Your role includes responsibilities which, on occasion include training other maintenance staff members and requires the ability to effectively communicate, perform quality work in a safe manner and deliver on our mission of providing exemplary service in accordance with the company’s quality customer satisfaction standards.
Your Responsibilities include, but not limited to:
- With minimal guidance, build containment, perform demolition, mitigation, remediation, dry-out and put back repairs of moisture affected areas.
- With minimal guidance, perform maintenance repairs on a variety of building systems, including, plumbing, HVAC, structural and electrical.
- Applies proficient skills in all trades: electrical, carpentry, drywall, plumbing, HVAC, painting, appliance repair, etc.
- Tests and/or troubleshoots a variety of items dependent on specific trade expertise (e.g. plumbing valves, drains, fixtures, water lines, alarms, locks, new and renovated construction) for the purpose of assessing item functioning and recommending repair or replacement.
- With minimal direction, complete repairs and services in the affected area within the required time frame.
- Complete all assigned maintenance work within company’s standards.
- Perform On-call service requests and emergency calls as required.
- Perform general maintenance and cleaning of maintenance shop, etc.
- Trains or guides other maintenance team members in performing skilled tasks for the purpose of providing support to workers developing their knowledge of specific skills with trade.
- Maintains and updates all assigned service requests using Yardi Mobile until assignment is completed and closed.
- Demonstrates the appropriate and safe use of standard hand and power tools, equipment and machinery.
- Reports any maintenance concerns beyond the original assignment to district management and/or immediate supervisor.
- Participates in and attends various department or regional meetings, resident functions, seminars, training and work- related events.
- Complies with all OSHA safety regulations, local applicable laws regarding health, safety or environment and company’s Standard Operating Procedures and Policies.
- Understands and follows safe work practices for all trades, including but not limited to: Lockout Tag-out, Confined Space Entry, use of hazardous chemicals, use of Personal Protective Equipment, Mitigation and Remediation, Ladder Safety, and working from Elevated Surfaces.
What You Need for Success:
- 5 or more years’ related maintenance experience preferred.
- Intermediate level understanding and experience in the following basic trades: electrical, carpentry, plumbing, drywall, painting, appliance repair.
- Certifications preferred IICRC WRT (Water Restoration Technician) and AMRT (Applied Microbial Remediation Technician). Training and Certification available for exceptional candidates
- Effectively communicate and interact with co-workers, managers, vendors or residents sufficient to exchange or convey information and to give or receive work direction.
- Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting and small machinery repair.
- Basic computer skills (able to operate mobile devices, PC).
- Ability to operate a motor vehicle (valid license required)
- Must be available for on-call work/emergency calls and work scheduled off-hours and overtime as required.
- Ability to travel to other regional locations for work, training, meetings and other work-related activities.
- Ability to independently lift/carry supplies or equipment up to 65 lbs.
- Frequent reaching, stooping, bending and kneeling.
- Extensive walking and standing.
- Ability to climb up and down stairs/ ladders.
- May require use of a personal or company vehicle, or electrical cart.
- Work involves considerable exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises.
- Must be willing to work in indoor/outdoor environments, in all weather conditions, and potentially hazardous conditions.
