Turn Assistant
and mechanical work to ensure performance goals are met in preparation of apartment turn season.
JOB DESCRIPTION
Essential Responsibilities:
1. Performs administrative tasks for the leasing office including copying documents, filing resident files, preparing notices, handling resident calls, and organizing rent payments and other collateral materials.
2. Assists with the lease preparation, move-in and move-out process by printing all required lease paperwork and organizing resident lease files.
3. Performs on-campus marketing outreach to generate Community awareness and qualified traffic.
4. Assists with resident functions, including parties, welcome parties, unit visits, and other programs to achieve resident satisfaction goals.
5. Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
6. Performs touch-up paints for vacants and occupied units and ensures apartment homes have been properly caulked and sealed as needed around windows, sink areas, toilets, bathtubs, and showers.

Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or
infractions to appropriate individual(s).
Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions,
employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).
Identifies areas for improvement and offers suggestions to improve efficiency and productivity.
Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, research and/or subscribing to the internet or other professional publications, or utilizing other appropriate method(s) to obtain business and professional information, and applies knowledge and practices to area(s) of responsibility.
Working Conditions:
1. Incumbents may work in an office environment, inside apartment homes or outside of apartment buildings including amenities and may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.
Physical Demands:
Incumbents must be able to physically access all exterior and interior parts of the property and amenities.
Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.
Routine, local travel will be required to market the Community and to attend training classes, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
Incumbents must be able to work a flexible work schedule, which may include taking “call” during evenings, weekends and holidays.
Required Licenses or Certifications:
None.
Knowledge, Skills, Abilities:
Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.
Demonstrated proficiency in word processing and spreadsheet management programs in order to complete required administrative functions.
Must be skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices.
Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, clients, team members, and other business contacts, respond courteously to questions and requests, and stay calm when addressing and resolving customer problems.
Depending on the position offered, regular full-time and part-time team members may be eligible to participate in a bonus program in addition to their base salary. Once eligible, team members may participate in the 401k plan. Regular, full-time team members are also offered a range of medical, financial, and/or other benefits from which to choose.
