Transition Specialist
PROPERTY NAME: Regional Office – Kansas City
POSITION PURPOSE
Provide additional value to our clients, both internal and external, by verifying the transition process cross functionally has been followed and all transition tasks for each individual assignment has been completed.
ACCOUNTABILITIES
May be responsible for one or more of the following:
- Manage all phases of onboarding and offboarding property management assignments
- Lead communication among Property Managers, Client Accounting, Corporate Accounting, Human Resources, TDS, Ancillary Services Team, Conversion Team, external service providers, and clients involved in the property transition
- Serve as knowledge hub for both external clients and internal partners for all aspects of property transitions
- Interpret complex revenue and expense categories as it relates to client invoicing – including but not limited to payroll reimbursement, fee revenue, due from client expenses
- Understand and communicate employee allocations and related Workday work tags
- Promote and monitor compliance requirements for both SOC 1 controls, SOX controls, and property operations
- Deliver a positive client (internal and external) experience during onboarding and offboarding
- Identify areas of improvement needed on internal processes for onboarding and offboarding and provide solutions for process change and technology solutions to improve accuracy and efficiency
- Collaborate with account managers and city leads to field questions, establish solutions, and create/improve tools
- Deliver presentations to clients during pitches
- Provide Manager with regular updates
- Promote consistent best practices for property transitions throughout client accounts and property management
- Serve as a change champion and remain flexible
- Educate and provide guidance on various internal reports, systems, and tools to serve as the collective source of knowledge on all property management operations during transitions
- Review new opportunity pipeline, pricing, and notification process with thorough understanding of impact of accurate and timely data for financial planning, project creation, and national statistics
- Establish recurring client and/or market calls with client contacts, account managers, city leads, etc.
- Maintain expertise and resolve all property management issues and questions around property onboarding and offboarding
Job Requirements
MINIMUM REQUIREMENTS
- Bachelor Degree
- 5+ years of relevant experience
- Or any similar combination of education and experience
- Experience in multifamily real estate and basic accounting knowledge, including understanding Property Management function (preferred)
- Proficiency with Microsoft Office products, including Word, Excel, and Outlook
- Ability to understand and interpret complex real estate terminology
- Effective and efficient time management skills
- Detail oriented, organized, and thorough
- Proven record of providing excellent internal and external customer service
- Excellent interpersonal skills with high initiative, flexibility, and team approach to work
- Excellent oral and written communication skills to include ability to create and hold presentations
PHYSICAL REQUIREMENTS
- Involves work of a general office nature; typically includes extended periods of sitting and/or operation of a computer for up to 8 hours
- May involve periods of standing, such as operating at a copier/fax/scanner
- Regularly required to talk, hear, and use hands and fingers to write and type
- Ability to speak clearly so others can understand you
- Regularly required to utilize vision abilities, allowing reading of printed material, graphics, and computer displays
- Ability to observe details at close range
