Superintendent

Overview:

The Superintendent is primarily responsible for supervising and managing job site construction activities for the physical construction of new Apartment Home Projects. They will oversee the on-site Assistant Superintendents, subcontractors, vendors, and punch-out staff assigned to the projects. Duties include:

  • Supervise the activities of Assistant Superintendents and Punch-out staff assigned to the project.
  • Complete a review of all construction plans and contract scopes associated with the assigned project. Offer feedback to the Pre-Construction team on the construction process and design features from previous projects.
  • Ensure that the project is built following plans, specifications, and contract documents.
  • Ensure that all materials directly purchased are verified for compliance and completeness of order as they are received in the field. Ensure that all materials are coordinated for timely delivery and distributed on-site and in buildings.
  • Ensure that delivery tickets are stamped, coded, and appropriately processed as they are received from shipments. Coded and approved tickets shall be delivered to the Regional Office weekly.
  • Review and process subcontractor/vendor pay requests according to the processes and time-frames outlined by accounting.
  • Ensure that all governmental, lender, manufacturer, and consultant tests and inspections are performed on time. All approvals are obtained in writing and promptly submitted to the Regional Office.
  • Confirm that all interior and exterior punch lists are completed promptly and that all warranty dates are established and communicated to the Project Manager.
  • Assist with warranty and non-warranty-related coordination and oversight when requested by the Project Manager.
  • Ensure that building completions, including the building interior and exterior punch list inspections, are performed according to schedule and that all punch work is completed on time.
  • Assist in the coordination of construction efforts with the Property Manager and Service Manager to provide a desirable leasing experience for prospective AMLI residents

Requirements:

  • High School Diploma or GED required. A College degree in Building Sciences is a plus.
  • Minimum five years of lead superintendent experience
  • Computer experience in Microsoft Excel, Microsoft Project, and other business-related software is desirable.
  • Experience in Mid-rise and Podium Wrap projects.
