Sr. Manager, Electrical ProgramJob Description Summary
Manage Electrical Maintenance Team and MRO Planning and Logistics Group. Manage team budget, provide monthly/quarterly financial reporting, own the electrical budget, and adhere to SLAs and KPIs. Manage the electrical facility infrastructure and associated building systems in a safe, efficient, and cost-effective manner. This position will supervise and direct others who perform electrical/lighting system repairs, and maintenance duties in support of the facility.Job Description
Initiates or responds to work orders, assigns to staff or vendors as applicable, follows-up and verifies completion of work, and works with leads and staff to expedite and get approval of payments for completed work
Manage vendor preventive maintenance work assignments as scheduled by the CMMS which may require the coordination of several engineering and maintenance trades for the electrical program
Validate electrical asset information and partner with the CMMS team to update the database accordingly
Assist with budgetary process and help populate financial data for monthly accruals, monthly variance reporting, quarterly reforecasting. Develop annual electrical program budget compilation and manage supplier spend accordingly
Manage electrical maintenance team to meet/exceed response time, completion, and customer satisfaction KPIs. Adhere to contractual SLA’s.
Manage small MRO Planning and Logistics team
Define and implement electrical planning program to increase field time of existing staff
Create procedures including industry compliant MOPs, SOPs and Change Management processes
Monitor performance and note deficiencies of service contractors and recommend changes as necessary
Consult with Operations Center on maintenance, operation, and repair of Electrical/Lighting equipment and exterior electrical systems.
Perform preventive maintenance inspections/repairs as directed and as mandated by local municipalities and building/client requirements.
Assist with monthly or periodic inspections of electrical systems: electrical distribution, UPS and PDU systems, generators, lighting inverters, PV systems, car charging stations. Assist with preparing detailed report of exceptions and recommend corrective action
Monitor power and Building Management Systems (BMS) related alerts. Notify affected Facility Managers and key stakeholders.
Help to maintain compliance with building regulations and permits (equipment use, Certificate of Occupancy, etc.). As directed, correct violations. File with appropriate agencies as appropriate.
Perform other related duties and responsibilities as assigned by management
Aide in developing the capital improvement plan and subsequently maintain the data. Duties include, but aren’t limited to, field surveying buildings and equipment to identify status and estimated life expectancy. Follow up inspections to occur as the system identifies potential equipment for replacement.

Requirements
4-year degree in Electrical Engineering/Industrial Engineering or equivalent experience in a role with similar requirements
Master’s Degree preferred
7-10 year years of directly related experience in the operation, installation and maintenance of building systems with in depth technical understanding and knowledge of electrical and control systems
Preferred OSHA 30 or OSHA 10 Certification
Working knowledge of building systems and operations, contractual maintenance, construction and related services, and local laws and building codes pertaining to building operations and safety
Good communication and organizational skills, ability to analyze and solve problems, capable of functioning well under stress and during emergencies, strong interpersonal and negotiation skills
Ability to lead maintenance staff, determine priorities, assign and delegate work and responsibility
Understanding of project management, inventory control, and supplier systems is a plus
Experience implementing and managing preventive maintenance and testing programs
Proven ability to organize and manage multiple projects simultaneously
PC literacy is helpful especially knowledge of spreadsheet, database, and scheduling programs – experience with Google Suite a plus
Physical Requirements
Ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
Involves movement between departments, floors, and properties to facilitate work
Ability to speak clearly so others can understand you
Ability to read and understand information presented orally and in writing
Regularly required to utilize vision abilities, allowing reading of printed material, drawings and schematics
