Job Description
The Specialty Leasing Manager primary areas of responsibilities are:
- The ongoing temporary leasing of in-line stores, Retail Merchandising Units (RMUs), kiosks, pop-up retail and other activations, and vending
- Center focused partnership opportunities including sponsorships and advertising
- Other innovative and revenue generating uses
- Attendance when required at conferences, both industry related and internal
- Ability to prospect and build relationships with local entrepreneurs, leasing representatives, brokers, and local / national prospective tenants
- Maintain a database of clients, vendors and new contacts to be used for generating business relationships
- Preparation of all license agreements and amendments
- Coordinate with the center team the successful set-up, relocation and closing procedures at lease expiration of all temporary tenants
- Enhance the appearance and values of the shopping center ensuring all tenants meet the center’s visual merchandising requirements and standard of operational excellence
- Assist in the collection of tenant sales data and manage receivables in effort to fully understand the health and performance of the specialty leasing program
- Incubate individual retailers to grow their respective businesses through merchandising and sales techniques, communicating trends and industry happenings, while working closely with the center’s marketing team to ensure the Specialty Leasing program is promoted in the mall’s marketing efforts including advertisements, in-mall signage, directories, and social media
- Prepare and adhere to the annual income and expense budget for the Specialty Leasing Program and provide periodic forecasting
- As an integral part of the property management team, interface with all members of the property administration, build relationships with head office leasing and participate and contribute to collective goals, objectives and events
- Represent the property within the community in effort to build external relationships and identify mutually beneficial partnerships
- Other duties as assigned
Skills & Experience Required:
The successful candidate will possess and demonstrate:
- A Bachelor’s degree is required
- A minimum 4 – 5 years in leasing/sales or retail environment; shopping center related experience is preferred
- Certified Leasing Specialist designation an asset
- Ability to analyze demographic and related research information
- The position is ideally suited for a self-directed, self-confident individual who is achievement oriented
- Preference is given to those with proven sales and leasing or specialty leasing experience
- You have the proven ability to develop and execute innovative and creative uses of the common area to generate interest and revenue
- You are persistent and entrepreneurial in your approach and have a proven ability to close deals
Skills & Experience Required – Continued
- You possess excellent communication, presentation, organizational and negotiation skills
- A high level of creativity and energy
- Customer centric; acting with customers in mind, establishing and maintaining effective relationship with customers and works to gain their trust and respect
- Experience in organizing and executing special events/promotions
- Ability to work independently and in a team environment
- Self-motivated, innovative and able to deal within a challenging environment
- Computer literate – Windows XP, Excel, Word, real estate software, Adobe Illustrator, Internet; pro-active in learning new software programs to improve efficiency and presentations
- Intermediate accounting and record keeping skills
- Experience in deal making
- Excellent interpersonal and communication skills (written and oral)
- This position requires local travel. Must have valid driver’s license
