Service Specialist
The Service Specialist is responsible for carrying out the property’s maintenance processes, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Service Specialist is also responsible for the make-ready process in a manner consistent with the property s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
- Reports to the Director of Facilities and or Service Specialist Manager
- professionally interact with employees and associates.
- Interact with residents and tenants with the highest level of customer service and a positive, will-do attitude.
- Work proactively with business partners, including all vendors and other personnel serving the property and its residents.
- Supervises maintenance team with respect and a nurturing, growth-oriented attitude while maximizing efficiency.
- Perform general maintenance and repairs of the building(s), including but not limited to electrical repairs, plumbing repair, carpentry, painting, drywall, and cleaning.
- Project management, supervising and completing repairs and capital improvements on various buildings.
- Manage and coordinate warranty repairs on applicable properties.
- Perform unit turns, including but not limited to servicing appliances, plumbing, and electrical, replacing old or faulty parts, re-key locks, and replacing burnt-out light bulbs and interior painting.
- Address and follow up as necessary on all residents work order requests promptly and professionally.
- Maintain an inventory of supplies to ensure prompt repair and replacement of various items.
- Work with applicable Property Manager and maintain knowledge of property budgets to ensure compliance.
- Perform walk-through of properties to ensure that immediate maintenance and custodial issues are attended to promptly. Walk-through inspections should also include preventative maintenance to safeguard against foreseeable maintenance issues.
- Maintain positive and professional relationships with vendors and suppliers and work with them to produce the best product and pricing for the properties.
- Oversee custodial and landscape staff and maintain schedules for optimum building presentation
- Maintain property using aggressive sustainable maintenance practices.
- Create and uphold annual preventative maintenance programs and long-term capital improvement plans.
- Must ensure that all maintenance, custodial, and groundskeepers work with the utmost consideration of safety and safe practices.
- Must ensure that the property is compliant with OSHA standards. Must attend all meetings related to the job duties.
- Must be able to perform all on-site Service positions on any property

- The ability to perform basic computer skills, including email, spreadsheets, and Word documents.
- Demonstrates the ability to work independently with minimal supervision.
- Demonstrates the ability to handle multiple projects and assignments and prioritize and meet deadlines.
- Results oriented and a team player
- Effective oral and communication skills
- Problem-solving skills to reflect the levels of responsibility
- The ability to maintain confidential and sensitive information.
- The ability to identify areas needing immediate improvements with the ability to make recommendations or implementations.
- Must be available to handle any situations that occur related to job duties
- Must have the ability and willingness to travel as needed by the job requirements.
- Must have dependable transportation
- Must have the ability to perform job duties in multiple locations.

Education/Experience
- High School diploma, GED or equivalent is required.
- Universal Refrigerant Certification is preferred.
- CPO certification is preferred.
- At least two years of general maintenance experience
- Multi-site experience preferred
