1. Focus Area: Property Manager’s role is more holistic and encompasses various aspects of service delivery, including tenant relations, property maintenance, lease management, and financial management.
2. Interpersonal Skills: PM requires exceptional interpersonal and communication skills as they interact with a wide range of people – from tenants to contractors to higher management and with customers. While these skills are also important for a Technical profile shared by you, their role seems be more internally focused and require less frequent interaction with diverse stakeholders.
3. Regulatory Knowledge: Property Managers need to have a thorough understanding of real estate laws, property regulations, and compliance requirements. Also need to be aware of certain regulations, particularly in areas like security, soft services, and service delivery.
4. Customer Service: Property Managers are typically on the front line of customer service and need to excel at addressing tenant issues, complaints, and requests in a timely and satisfactory manner. Technical Managers, while they also deal with problem-solving, usually don’t have customer service as their primary responsibility.
5. Financial Management: Property Managers will also financial tasks such as cost optimization, budgeting for property maintenance, and financial reporting related to property management.
6. Vendor Management: PM should be able to deal with multiple vendors for various services like cleaning, maintenance, and security. The relationship building and management of these vendors is a significant part of their role. While a Technical Profile may also deal with vendors, it’s typically limited to technology services or products.
