RENOVATION AND CAPITAL PROJECTS SUPERINTENDENT
Responsible for the management of the contractor(s) related to the Interior Renovation and Leasing Office build out. Manage daily construction activities in the units, plan for upcoming units, manage lead time for contractor ordering, verify material delivery accuracy, execute pre-walk, punch walks and final acceptance of all unit renovations. Manage General Contractor daily to coordinate construction activities, designer and architect ensuring project is adhered to per the approved plans and specs for the Leasing Office. Hold weekly calls/meetings with all parties to review status, issues, and resolutions. Responsible for providing the best quality product and project execution with minimal disruption to our residents. Responsibilities include ensuring contractor is maintaining quality, specification, and production of installation of unit under renovation. Serve as point of contract between Owner’s representative and Gables. Including conference calls, email, reporting, analysis, pricing, etc. Develop, coordinate, and schedule renovation projects coordination between Operations, Owner, and Contractor. Conduct production meetings during renovation activities and coordinate efforts as required. Expert knowledge of building products, construction details and relevant rules, codes, regulations, and quality standards Competent in conflict and crisis management. Plan to prevent problems and resolve any emerging ones. Analyze, manage, and mitigate risks Ensure quality construction standards and the use of proper construction techniques Adhere to project budgets, while maintaining production with limited disruption to residents, appropriate communication, and coordination with on site management, and ensuring quality control. Provide and maintain weekly and monthly production schedules for all projects. Provide, coordinate, and maintain contract documents, submittals, sign offs, specifications, warranties, and close out documents.
Education: High school diploma required. Technical or trade school preferred.
Experience: Minimum of five years’ experience in the project management and supervision of capital projects and renovations. Minimum of 5 years’ experience in maintenance, facilities management, and/or construction is required. Experience in all phases of renovation, stick framed construction, sequencing, scheduling, interior renovations, contract development, and scope of work development, cost management, and reporting.
Skills: The position requires excellent skills in the development of detailed scopes of work related to all phases of interior and exterior renovations, in addition to excellent written and oral communication skills, sequencing, scheduling, planning, quality control, punch and acceptance. Ability to supervise field work, maintain a production schedule and operate within a defined budget are required. Also the ability to deal well with residents and vendors, contractors, onsite operations, and owner’s representative as well as the following:
- Excellent communication skills; written and oral.
- Must be able to understand construction methodologies, methods, be able to read plans and in general understand technical aspects of construction.
- Analytical skills, Must be able to coordinate, manage and supervise multi-step projects.
- Excellent technical skills in all aspects of apartment renovations and construction, including but not limited to sequencing, scheduling, prioritizing, contract development, and delivery of high quality unit finish.
- Strong organizational skills
- Ability to create spreadsheets and bid comparisons in an organized and systematic manner.
- Strong decision making skills and experience.
- Strong time management skills and the ability to prioritize wisely
- Professional image
- Strong customer service orientation
- Valid driver’s license and current automobile insurance
- Excellent computer skills, including Word, Excel, Project and Outlook
