Job Description:
The Occupancy Manager (OM) reports to the on-site Community Manager. The OM is responsible for maximizing and maintaining full occupancy while maintaining consistency and compliance with institutional priorities and timelines. This person oversees and works with university personnel in creating the housing application and contract policies as it affects occupancy. The OM also works with Boise State University to manage the marketing strategies to ensure full occupancy of on campus beds and helps to coordinate the communication efforts throughout the year. The Occupancy Manager, in collaboration with Boise State, focuses on the overall development of the marketing and communication plans and maintains a strong partnership with our university partners.

JOB DESCRIPTION

  • Occupancy Management:

  • Works with and mentors staff in all areas of occupancy management.
  • Verifies compliance with local/state/and federal laws.
  • Works directly with university housing in verifying university goals are being met.
  • Works to enhance the housing contract with key university partners.
  • Coordinates with Facilities and Operations Departments to prepare facilities for occupancy.
  • Responsible for the preparation and analysis of periodic reports on capacity, applications, and past, current and upcoming occupancy.
  • Ensures all occupancy variances from projections are thoroughly analyzed and explained to senior management.
  • Provides recommendations to senior management to address any occupancy shortfalls.
  • Helps Finance Department in forecasting future demand to prepare budgets and adjust capacity as needed.
  • Attends and represents department at university functions.
  • Other duties as identified by Greystar and Boise State University.
  • Marketing Management:

  • Collaborates with university partners to develop and implement the yearly Marketing Plan for New Students, Returning Students, etc.
  • Develops new strategies and tactics for promoting university undergraduate housing locations and to enhance applications, retention, and customer satisfaction.
  • Responsible for maintaining both Greystar and Boise State brand management with direction and support from Greystar.
  • Works with Residence Life staff to ensure satisfaction in resident communication.
  • Works with Maintenance and Operations staff to ensure proper notice to students in terms of upkeep of the building.
  • Oversees social media accounts and facilitates the overall message.
  • Works with departments to ensure clear communication to students, faculty, and staff.
  • Assists in creating, maintaining, and successfully executing communication plan.
  • Helps create annual budget and maintains monthly forecasting for department.
  • Attends and participates in university sponsored events, some of which may require local and overnight travel.
  • Mentors entire staff in all areas of marketing, public relations, and overall communication.
  • Other duties as identified by Greystar or Boise State University.
  • Qualifications:

  • Bachelor’s degree and/or 3 years professional experience in a related field.
  • Experience or training in university and/or housing operations setting.
  • Familiarity with database systems such as The Housing Director, Entrata, PeopleSoft, or other property management software.
  • Strong organizational skills and attention to detail.
  • Effective verbal and written communication skills
  • Excellent customer service skills.

Depending on the position offered, regular full-time and part-time team members may be eligible to participate in a bonus program in addition to their base salary.
