National Director of Quality Assurance

Gables Residential is currently hiring for an exciting opportunity to join our team as National Director of Quality Assurance. This exciting role that ensures quality construction product is delivered to our valued residents may be based in either Atlanta, Dallas or Houston based on candidate preference.
- Lead the QA efforts across all new construction projects nationally. Participate and verify that the consistency of the Gables brand is maintained from preconstruction through the commencement of operational activity. Verify that in-place construction has been performed in accordance with the contract documents, Gables’ standards, and best practices as appropriate to ensure the highest quality construction achievable.
- Assist the Design, Development, Construction, Operations, and Facilities teams in the delivery of the high-quality Gables apartment experience from inception through the warranty period and beyond.
- Assist in the development and management of design standards and their implementation.
- Manage and perform construction inspection processes and facilitate post-delivery roundtable to share successes and opportunities for improvement.
- Facilitate the standardization of process and product through scope verification, both during Preconstruction and Construction.
- During Preconstruction, assist in ensuring consistency across projects, including consultant scope development, project specification development, and the incorporation of lessons learned.
- During Construction, monitor and follow-up on third-party consultant deficiency lists, perform job site inspections, and review of on-site mockup and installation demonstrations.
- During design, QA will verify in conjunction with the Gables RVP of Construction that the scope of work for design and consultants are detailed and appropriate for the project. Those would include architect, MEP, structural, accessibility, envelope, etc
- Manage, review comment and follow up on deficiency logs and plans to correct
- Participate in the planning and review of mock up elevations, assemblies, and units. Set standard by which performance and fit/finish will be gauged throughout the project.
- Work with facilities and construction to create specific attic stock levels, in advance of buyout, for consumables.
- Assist in creating and implementing PM contracts when transitioning systems from construction to operations.
- Schedule, manage, participate in the punch and acceptance process for all units, spaces, envelope, roof, systems, landscape, etc
- Plan and spec book review, comment and conduct meeting with construction and facilities
- Document management in Procore or other platforms selected by general contractor or Gables.
- Distribution of monthly QA reporting for each project
- Management of department budget
- Foster and promote teamwork among Construction, Development, Operations, and Facilities’ teams.
- Assemble, organize and transfer warranty documents, process management and training as needed for a smooth transition to operations.
- Assume engagement and work with Facilities, Development, Construction, and Asset Management in systemic issue investigation , mediation and restoration as necessary on recently constructed buildings
- Build, staff and management team size and skill level to support construction levels and locations.
Qualifications
- Education
- A college degree or technical training in construction management and/or related building trades is preferred but not required.
- Experience
- Five years’ experience as a Project Manager or QA Manager in multifamily construction, with an understanding of typical building systems and the installation processes and final level of quality involved in the luxury multifamily construction finishes trades.

Compensation: Anticipated $150,000-175,000 plus bonuses and health/retirement benefits
