Responsibilities

This position is primarily responsible for a diverse set of duties within a dynamic and fast-growing real estate firm, with primary responsibility for providing multi-faceted property management support, investment and financial modeling, information gathering, property underwriting, performance analysis, research, and support to the Multifamily operations team among other duties. The position assists in many aspects of real estate investment, including building, operating, leasing, asset management, financing, and selling real estate assets in Midwest Region or as assigned.

Essential Job Functions:

  • Underwrite new management opportunities.
  • Analyze and interpret property financial information.
  • Analyze, interpret, summarize, and report on property-level information (marketing, other income categories, payroll, operational data, maintenance/turnover, capital expenditures).
  • Analyze portfolio trends, anomalies, revenue/expense opportunities and report back to VP team based on operational experience/evidence.
  • Analyze market data and implement the information into property projections.
  • Track and maintain new business development pipeline and projects using Excel modeling spreadsheets.
  • Support property management team members.
  • Attend site visits, market/property tours, developer/owner meetings, as needed.
  • Research, vet and execute property management-related projects as needed.
  • Participate in the property budget and strategic plan processes.
  • Create and modify templates as well as prepare and send correspondence as appropriate.
  • Model property and fund cash flow projections using Excel.
  • Create and maintain financial models and forecasts for prospective acquisition opportunities and currently-owned assets; present data to the team.
  • Calculate investment returns for various real estate scenarios.
  • Model and sensitize leasing, financing, and buy/sell scenarios.
  • Summarize property activity and create various materials for the Multifamily team.
  • Maintain communication in various mediums with the Multifamily team and any other interested parties related to the property.
  • Assist Midwest Vice Presidents with various ad-hoc financial analysis.
  • Monitor research of regional markets regarding rent, employment, permits, and supply and demand trends.
  • Assist management team on other projects, as needed. (i.e., acquisitions, budgets, management fee analyses, etc.).
  • Due diligence research on rent, expenses, utilities, taxes, and pre-development fees.
  • Other duties as assigned.
Qualifications

  • Advanced ability to create and manipulate complex financial models in Microsoft Excel.
  • Strong quantitative and problem-solving skills.
  • Understanding of basic finance and real estate concepts.
  • Understanding of onsite property management functions, including leasing and budgeting.
  • Ability to travel within the region for business-related tasks, occasionally out of state. Must possess a valid driver’s license, acceptable driving record, access to a vehicle, and the appropriate level of vehicle insurance.
  • Ability to protect and maintain sensitive and confidential client information.
  • Excellent written and oral communication skills with the ability to read and interpret information as well as communicate effectively with all levels of employees, clients, and vendors.
  • The ability to complete projects in a timely manner with a well-developed sense of urgency, high attention to detail, and follow-through skills.
  • Strong interpersonal and client service skills with the ability to work well independently and contribute to a positive team environment.
  • Ability to follow instructions, respond well to management direction, receive feedback, and take accountability for work product.
  • Demonstrated ability to efficiently organize, coordinate, track, and complete multiple tasks as well as adjust to changing priorities.
  • Follow and adhere to organizational policies and procedures.
  • Ability to be flexible, receptive, and adapt to changing circumstances.
  • Ability to maintain punctual, regular, and reliable attendance.
  • Proficiency with GSuite, Word, Excel, and PowerPoint with the willingness and ability to learn new and evolving technology as necessary.
  • Ability to read, write, spell, speak, and understand English fluently.
  • Ability to accurately perform basic math.
  • Maintain a neat, well-groomed, professional appearance.

Professional and Educational Background

  • Bachelor’s degree required; Business, Finance, Real Estate or related field strongly preferred.
  • Successful candidates will have one to three years real estate experience. Familiarity with multifamily property management is a plus.

Additional Requirements

  • Must possess a valid Driver’s License.
  • May be on site during the month with occasional travel.
