Qualifications

As the Marketing Strategist, Property Marketing, you ll have a big mission to strategize, create, organize, and launch property marketing strategies for new BH communities across the country. You re a collaborative, hands-on Marketing Strategist who can coordinate and manage project initiatives to completion. You ll have an incredibly strong support system to lean on, reporting to the Manager of Property Marketing and working side-by-side with design, digital, social, and leasing + marketing subject-matter experts on the corporate marketing team.

You’re the perfect combination of organized + analytical + creative. Not only can you brainstorm a catchy new community name for a property going through a rebrand, you also understand how that new name will impact organic search rankings and the cost of changing the monument signage. You understand how a property s submarket, class, unit count, amenities, specials, brand, and budget will affect their marketing strategy and you can craft the right plan to fit. And not only can you nurture a lease-up community through stabilization or a new property from due diligence, to launch, through a successful first 30-days under the BH umbrella, you re also an expert communicator, keeping both your team and your stakeholders in the loop on the plan to ensure flawless execution.

You dive head-first into every project, rolling up your sleeves to get the job done. And once the lease-up, takeover or disposition is complete, you understand the value in taking a moment to express gratitude to the village who helped to make it happen. As you can likely tell, ‘how’ things are done matters just as much as what was done here at BH! Good humans need apply.

Key Responsibilities

MARKETING LAUNCH PLANS:

  • Develop and execute marketing plans for new developments and newly acquired BH properties
  • Provide start-up budget recommendations based on property segment and needs
  • Project manage all aspects of a lease-up or property takeover, ensuring instant leasing and marketing success at launch
  • Vendor management and accountability Facilitate contracts to be signed internally, clearly communicate activation dates as properties join the BH portfolio, manage deadlines and organize meetings, shoots, etc. as needed.
  • Partner with Due Diligence and the Operations team to provide support at takeover ensuring a successful property onboarding to the BH portfolio
  • Represent Marketing as a subject matter expert on cross-departmental initiatives that impact property marketing strategies during lease-up, takeover or disposition
  • Market our marketing! Showcase and advocate for marketing plans and strategies in a way that instills confidence and trust in both internal and external stakeholders

BRAND STRATEGIES:

  • Persona development to ensure we re reaching the right prospect at the right time
  • Brand strategy alignment help strategize a property s need for a rebrand or refresh at takeover
  • Creative asset assessment – determine which assets are needed, which can be repurposed when onboarding a new property to the portfolio
  • Partner with our Marketing Designer to produce critical branded assets that attract prospective renters when needed
  • Hands-on design of property collateral yourself when a subject matter expert is not needed

DIGITAL MARKETING STRATEGIES

  • Coordinate SEO strategies with internal SMEs
  • Coordinate digital asset development and content strategies with internal SMEs
  • Strategize and launch paid media campaigns and ILS listing strategies with internal digital advertising SMEs
  • Collaborate with SMEs to ensure the successful execution of new property websites
  • Serve as a subject matter expert for questions and support tickets related to property marketing strategies and takeovers

STAKEHOLDER COMMUNICATION:

  • Marketing Team Stakeholders: Project management of cross-team deliverables with team SMEs, keeping everyone informed of due dates and deadlines
  • On-site Team Stakeholders: Strong communication skills and gaining buy-in from our regional and community stakeholders on launch strategies
  • Client Stakeholders: Confidently presenting BH s property marketing strategies to our customers when needed
  • Performance Strategy Stakeholders: Partnering with PA Team to communicate marketing strategies for a seamless hand-off when transitioning a new property takeover

Minimum Qualifications

  • 3-5 years of hands-on marketing experience. As a jack-of-all-marketing-trades, you understand the tactical side of marketing and how a wide variety of marketing tasks are completed within their respective systems.
  • 2+ years in a role where project management was paramount. You are comfortable with task management, achieving deadlines, understanding dependencies, and organizing project plans through to completion. Bonus points if you ve used tools such as Asana, Monday, Wrike, and Trello.
  • Balancing competing priorities is your forte , and you have excellent judgement and quick decision-making skills.
  • Comfortable managing requests and follow-ups directly with our trusted marketing vendors.
  • Next-level written and verbal communication.You love keeping your customers informed of progress.
  • An eye for design and a familiarity with modern graphic design systems and tools. We use Adobe, but there are many great tools out there. You re super comfortable using our template library to design new floor plan pages or brochures for a newly acquired community yourself.
  • You are comfortable with your work being request-driven and thrive in an environment where each day could bring something different to the queue.
  • Happily autonomous with healthy communication skills. You love to work your project plans independently, and you keep everyone in your sphere informed of your progress. Launch dates are your north stars!
  • Incredible awareness of prospect and resident sales cycles. You understand how a property s submarket, class, unit count, amenities, specials, brand, and budget will impact their marketing strategy and you can weave the right plan for any scenario.
  • You’re confident gently and collaboratively defending your marketing strategies – convincing stakeholders across the company to sign-off on the right budgets, expenses, and tools but you also understand the value in crowdsourcing to find the right solutions.
  • Familiarity with real estate, multifamily operations (conventional + student housing), and equities and investments is ideal, but not a deal breaker. We re great teachers.
  • Double bonus points for experience with WordPress or other commonly used CMS platforms.

This position requires close visual acuity to perform an activity such as preparing and analyzing data and figures, viewing a computer terminal, and extensive reading.

The ability and means to travel locally, overnight, in specific regions or states via automobile and airplane may be required.
