Market Maintenance Supervisor | Phoenix Regional Office


Job Summary:

Camden’s Market Maintenance Supervisors are experts in the maintenance of multifamily communities and are dedicated to anticipating needs both at their home community as well as in the portfolio. The Market Maintenance Supervisor is responsible for leading the maintenance team and overseeing the overall maintenance of the community, as well as spending time focusing regionally on portfolio wide initiatives including scheduled maintenance, training, and vendor management. Our ideal candidate will have the ability to lead with a customer focused attitude and team player mentality, committed to meeting goals while maintaining communication with regional and national corporate office staff, attending budget meetings, and maintaining critical maintenance logs and inspections for the entire portfolio.

Essential Functions While At Home Property
  • Coordinate, schedule, and perform preventative maintenance.
  • Supervise the onsite maintenance team and efficiently schedule maintenance activities, such as make readies, service requests, and preventative maintenance tasks.
  • Monitor and prioritize service request and tasks; identify and expedite emergencies that should be top priority
  • Communicate assignments to all service employees, and monitor the work load throughout the day to make sure that tasks are completed timely and efficiently
  • Identify any issues regarding safety, hazardous conditions or maintenance needs and correct them or report them to the Community Manager or District Manager.
  • Train, develop, and mentor the community’s maintenance staff
  • Monitor monthly maintenance budget and provide input to Community Manager for determining annual budgets
Market Maintenance Supervisor Essential Functions
  • Periodically complete written property safety audits and present your findings to the RVP, DM’s, and NMSD.
  • Update all portfolio wide critical systems logs and inspections. Coordinate vendor services with on site teams and ensure timely completion of annual inspections and repairs.
  • May oversee new development or rehabilitation of a community (i.e., market surveys/strategies, provide property management insight/input to construction team or contractor, walk apartments, punch-out, etc.)
  • May spend 1 to 2 days per week focused on portfolio wide initiatives. Time spent off home site may vary depending on the needs of the portfolio. Frequent email and verbal communication with all on site teams is vital to the success of the program.
  • Verify contracted vendor and in-house work is being completed, and provide training as needed to complete all preventative work.
  • Assist with building the asset tracking log in One Site and spot check the accuracy of these systems throughout the year.
Basic Qualifications
  • High school diploma and some college or trade school preferred
  • Requires public contact and excellent interpersonal skills.
  • 3-5 years of Maintenance Supervisor experience, at least 6 months of apartment maintenance experience required
  • EPA certification Type I, Type II, or Universal required; CPO certification preferred Revised 11/27/2017
  • Must be able to perform tile work, carpentry repairs, and all facets of the apartment make-ready process
  • Must be able to troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, all major appliances, pool and spa equipment and other systems on community
  • Must have certifications/permits required by city or state to perform job responsibilities
  • Must have valid driver’s license, dependable transportation and be able to accommodate a rotating on-call schedule
  • Ability to work a varied schedule including weekends and holidays as required
Advanced Qualifications (Preferred)
  • Experience negotiating 3rd party vendor contracts.
  • Central systems background
  • Computer knowledge including spreadsheet and word processing manipulation.
  • Experience leading large groups, providing training, and managing expectations and workflow timelines.

And here’s the fine print HR wants you to know:

  • Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, climbing ladders/stairs, walking on rooftops, lifting/moving/carrying light to heavy weight material/appliances/equipment up to 50 lbs. and using the dolly/buddy system for equipment over 50 lbs.
  • Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, gripping and elbow motion)
  • Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment
  • Will be exposed to some low to medium level noise when using machinery or power tools
  • Must be able to complete tasks wearing appropriate personal protective equipment (PPE) (i.e., goggles, masks, gloves, etc.)
  • Will be exposed on a regular basis to outdoor environment (i.e., heat, cold, damp, rain, etc.).
  • Hazards can be minimized with proper lifting techniques, SDS and general safety training, and wearing appropriate PPE
  • Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, etc.
  • Must be able to apply common sense understanding to carry out instructions and plans
  • Deals with standardized situations with occasional or no deviations from standard procedures
  • Requires public contact and excellent interpersonal skills
  • Attendance and punctuality is essential for success in this position
