Job Description Summary

Responsible for assisting in the operation and maintenance of all Building MEP systems and equipment. Perform general building maintenance tasks to help preserve the function and aesthetics of the building.

Essential Functions

• Perform preventive maintenance and repairs to mechanical equipment and systems
• Regular attendance at assigned location
• Identifies, isolates, and, in some instances, repairs building related issues that arise
• Interior painting
• Works closely with vendors to coordinate and ensure clients procedures are safely followed and provides vendor escorting
• Performs maintenance work orders, preventive maintenance, building tours and documents on appropriate logs and/or forms.
• Collaborates and coordinates with tenants and vendors on fire protection systems, elevators, and security systems
• Performs maintenance and operations of HVAC related equipment including central heating and cooling plant, pumps, AHU, cooling towers, and similar equipment
• Advocate the cooperation of all personnel to ensure the smooth operation of the entire department
• Maintain a professional, safe and clean work area. Comply with C&W Services and OSHA Safety Policies and Regulations.
• Participates in client meetings.
• Ensures assigned work tasks meet quality standards
• Operates Building Automation System (BAS) – JCI Metasys
• Operates Fire Alarm Control Panel (FACP)
• Performs other duties as assigned

Requirements

• Should have a minimum of 5 year’s building maintenance experience
• Ability to read blueprints, control sequences and have a clear understanding of codes and regulations.
• Ability to read schematics, job instructions, and general correspondence
• MA Refrigeration license not required but

• Substantial lifting (up to 50 pounds) is required
• Ability to stand and walk for extended or continuous periods of time
• Ability to quickly bend, stretch, twist, or reach out
• Ability to ascend and descend staircases, ladders, and/or step stools
• Ability to operate applicable hand tools, power tools, and equipment
• Communication/ Expression –The ability to communicate information and ideas so others will understand.
• Deductive Reasoning — The ability to apply general rules to specific problems to produce answers that make sense.
• Information Ordering — The ability to arrange things or actions in a certain order or pattern according to a specific rule or set of rules (e.g., patterns of numbers, letters, words, pictures, mathematical operations).
