Maintenance Supervisor – Lease up

Overview:

We have a great opportunity if you’re a maintenance professional looking for a new challenge. As the Maintenance Supervisor of AMLI Flatiron, you will supervise, coordinate and delegate activities of the maintenance staff at AMLI Residential’s latest development in our Atlanta portfolio. AMLI Flatiron will be a 271-unit luxury midrise in Atlanta’s Buckhead neighborhood.

Duties include:

• Schedule and direct supervision of all in-house and/or vendor work in partnership with the Property Manager.
• Lead the maintenance staff; delegate and/or participate in the diagnosis of problems and replacement and/or repair in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliances.
• Responsible for overseeing inventory, ordering, and delivering all necessary supplies and equipment for the service, custodial, and grounds departments with the approval of the Property Manager. Research and evaluate all current and potential products used in the maintenance and upkeep of the property. Approve Maintenance Department invoices for payment.
• Assist in annual budget preparation. Monitor and control utility, repair and maintenance, and capital expenses per budget. Secure Bids for capital projects and ensure the consistent scope of work when completing contracts.
• Ensure timely, efficient response to service requests, make-readies, etc. This includes helping residents and prospects before, during, and after leasing apartments and retail tenants.
• Complete weekly reports for the Development/Construction team related to Lease Up activities such as unit acceptance, including walking units.
• You will supervise and coordinate the activities of a maintenance team to ensure that all upkeep, inventory, and repair of the property’s grounds and buildings are completed efficiently.
• Required to rotate calls with other service staff as well as back up Service Technicians as needed.

Requirements:

• Lease up/New Development experience is strongly preferred.
• 5+ years as a Maintenance Supervisor
• HVAC/EPA Refrigerant Certified (type 1 and 2 or Universal)
