Maintenance Supervisor

Overview:

$1,500 sign on bonus and housing allowance available!
AMLI Residential is looking to hire a Maintenance Supervisor who will lead the maintenance operations of AMLI Joya. This 431-unit apartment community is located in south Miami.

Duties include:

• Schedule and direct supervision of all in-house and/or vendor work in partnership with the Property Manager.
• Lead the maintenance staff; delegate and/or participate in the diagnosis of problems and replacement and/or repair in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliances.
• Responsible for overseeing inventory, ordering, and delivering all necessary supplies and equipment for the service, custodial, and grounds departments with the approval of the Property Manager. Research and evaluate all current and potential products used in the maintenance and upkeep of the property. Approve Maintenance Department invoices for payment.
• Assist in annual budget preparation. Monitor and control utility, repair and maintenance, and capital expenses per budget. Secure Bids for capital projects and ensure the consistent scope of work when completing contracts.
• Ensure timely, efficient response to service requests, make-readies, etc. This includes helping residents and prospects before, during, and after leasing apartments and retail tenants.
• You will supervise and coordinate the activities of a maintenance team to ensure that all upkeep, inventory, and repair of the property’s grounds and buildings are completed efficiently.
• Required to rotate calls with other service staff as well as back up Service Technicians as needed.

EDUCATION and/or EXPERIENCE:

• Minimum of 2 years of prior apartment maintenance experience
• Spanish/English bilingual required
• EPA/HVAC certification
• Experience completing work orders and preparing make-ready units
• Basic knowledge of electricity, plumbing, carpentry, painting
• Availability for On-call and weekend availability rotation
• Valid DL
• Previous supervisory experience

PHYSICAL DEMANDS:
While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel; and reach with hands and arms. The employee frequently is required to walk, climb or balance, and talk or hear. The employee is frequently required to sit; stoop, kneel, squat, or crawl; and. The employee must regularly lift and/or move 25 pounds or more and, frequently move more than 100 pounds. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
