Job Description Summary

The Maintenance Manager is a position in the line of operations of C&W Services. The Maintenance Manager is responsible for the management and administration of maintenance programs across an entire client portfolio. Specific responsibilities include CMMS management, process/procedure development, project coordination, vendor sourcing, budget oversight, cost containment and reduction, short/long range planning, problem solving, and new product/service delivery. The Maintenance Manager provides operational support, including personnel management to teams considered local to their base location.
The Maintenance Manager will be a onsite position with the potential of remote work on Fridays, as schedules allow.
Compensation: $100,000-$110,000, based on experience

Job Description

ESSENTIAL FUNCTIONS & RESPONSIBILITIES:

The Maintenance Manager reports to the Account Manager, working in conjunction with special services personnel, and is responsible for the following activities:

• Manages the maintenance program development and implementation across assigned portfolio of sites
• Develops CMMS/technology strategy and oversee its execution
• Acts as a maintenance SME supporting CWS Site Leads as needed, including providing training and technical guidance
• Drives capital planning by developing maintenance strategies and their associated budgets
• Act as project manager over capital maintenance projects
• Lead sourcing exercises of 3rd party services for recurring and project services
• Provide overall operations management to assigned site level teams
• Leads account level reporting – internal and external
• Maintains/monitors customer contacts, profiling customer needs/expectations and changes in customer priorities while development/implementing account retention strategies
• Develops and implements quality assurance methods and procedures, overseeing same and assessing quality levels achieved by individual site level teams
• Monitors/evaluates budgets and plans/coordinates future budget/special funding requests
• Administers cost containment/reduction activities among assigned sites and management personnel
• Provides short range/long range planning to include initial overall planning with the Account Manager, and one-on-one activities with CWS Site Leads and customers
• Remains knowledgeable in new product/service delivery and communicates same to Site Leads for use/implementation on site
• Demonstrates excellent interpersonal skills, being able to work effectively with all levels of personnel and client
• Establishes and maintains the respect and confidence of clients and C&W Services employees

REQUIREMENTS (Knowledge, Skills, Abilities, and Education and/or Experience):

• Minimum 5 years of progressive Management/Operations experience
• Demonstrated experience managing a CMMS and creating maintenance plans
• Minimum 1 year of experience coordinating maintenance projects
• Demonstrated experience building strong employee and client relations
• Experienced presenter
• Proficient computer skills – Word, Excel, PowerPoint, and E-mail
• Excellent managerial and conflict resolution skills
• Ability to multi-task and excel in a fast-paced and dynamic work environment
• Extensive investigative experience
• Must be able to prepare comprehensive reports and represent ideas clearly and concisely, both orally and in writing
• Must have the ability to exercise sound judgment and make decisions in a manner consistent with the essential functions of the job
• Ability to travel up to 50%
