Lead Building Maintenance – HVAC

Job Description Summary

The Lead Building Maintenance Technician Ii-HVAC is responsible for taking the lead in the day-to-day operations of the facility’s maintenance department. This individual will work with a team of general maintenance staff to ensure that all aspects of the facility are running smoothly. The technician must be an experienced building maintenance professional who is a self-starter, proactive, able to troubleshoot and diagnose issues, and can lead a team of maintenance employees.

Job Description

1. Manage the daily work schedule of general maintenance staff and assign work orders to technicians.

2. Ensure that the facility is in full compliance with all local, state, and federal regulations related to building codes, licensing, and permitting.

3. Perform routine inspections and evaluations of the facility to identify maintenance issues that need to be addressed.

4. Develop preventive maintenance strategies and schedules for all building equipment and systems.

5. Respond promptly to emergency maintenance requests, such as power outages, leaks, or burst pipes.

6. Provide technical guidance and support for the general maintenance team and troubleshoot any issues that arise during the course of work.

7. Identify when outside contractors are needed to complete projects outside the expertise of the in-house maintenance team.

8. Develop and maintain good relationships with key stakeholders and serve as a liaison between maintenance staff and building occupants.

9. Train, evaluate, and provide feedback to general maintenance employees.

10. Develop and manage maintenance budgets, inventories, and reports.

Qualifications:

1. A minimum of 5 years of experience in building maintenance, with at least 3 years serving in a team leadership/supervision role is required.

2. Experience with HVAC, plumbing, electrical, and general maintenance tasks is essential.

3. Technical degree or certifications in general building maintenance, mechanical, electrical trades or similar fields is preferred.

4. Must have a valid driver’s license.

5. Excellent leadership, interpersonal, and communication skills.

6. Strong organizational and time management capabilities.

7. Ability to work in a fast-paced environment and adapt to change quickly.

8. Must be physically able to work on ladders, in tight spaces, and lift loads up to 50lbs.

9. Knowledge of safety protocols and state and federal building codes.

10. Computer literacy and proficiency in maintenance software is preferred.

The Lead Building Maintenance Technician Ii-HVAC plays an essential role in the day-to-day operations of the maintenance team with an utmost priority to ensure all systems are functional and compliant with applicable laws and regulations. The technician will lead, train, and guide the general maintenance team to ensure a conducive working environment and meet the needs of the facility’s occupants.
