Investment Sr. Analyst
JOB DESCRIPTION
- Assess the strategic rationale and financial impact of potential acquisitions and dispositions. Analyze the risks/rewards and alignment with the Fund’s objectives of proposed transactions. Coordinate with Research and Regional Investment Management on the deal merits and market fundamentals. Prepare impact analyses for Investment Committee review to support decision making. Track and report on the progress of pending transactions and escalate issues or problems that could adversely affect closing.
- Monitor and evaluate existing investments to support maximizing value creation. Engage with Regional Investment Teams, Operations, Capital Projects and Marketing to bring ownership’s perspective to managing each asset. Identify opportunities to drive operational excellence to enhance value. Provide insights to the portfolio management team on key activities at properties and important decisions needed to drive performance.
- Assist in the creation of annual business plans for each asset and the overall portfolio. Work with internal teams to set performance objectives for each investment and asses potential exit strategies. Communicate to investors on the overall Fund’s objectives and projected returns.
- Assist in determining the optimal funding mix for the overall portfolio and managing the Fund’s liquidity and debt profile. Work closely with the Finance team to actively manage debt obligations and execute financings / refinancings for each investment.
- Prepare materials and deliverables for presentation to internal committees, current and prospective investors and other stakeholders.
- Support and participate in ad hoc projects as they emerge across GEdR and the broader Open-End Fund / Investment Management organization.
Knowledge, Skills:
- One to three years of experience in portfolio management, investment sourcing, asset management, real estate investment banking or a similar role strongly preferred.
- Advanced modelling skills required. Expert-level proficiency in Microsoft programs including Excel, Word, and PowerPoint.
- Experience with real estate management software, including Argus, Entrata, YieldStar, MRI, Axio/Reis, strongly preferred.
- Demonstrated ability to read, write, and communicate effectively with members at all levels of the organization and with clients, providers, lenders and other third parties.
- Advanced mathematical skills necessary to complete financial reports, budgets, and other reports / analyses.
- General understanding of the real estate industry, in particular multi-family housing and third-party management, in order to relate financial and operating analyses to practical business solutions and process improvements.
- College degree in Real Estate, Economics, Accounting, Finance and/or equivalent experience is required.
Depending on the position offered, regular full-time and part-time team members may be eligible to participate in a bonus program in addition to their base salary. Once eligible, team members may participate in the 401k plan. Regular, full-time team members are also offered a range of medical, financial, and/or other benefits from which to choose.
