Job Description Summary

The HVAC Technician reports to the Site Lead and is responsible for the operation and maintenance of all mechanical equipment including air conditioning, heating, electrical, utilities, elevators, and other miscellaneous items. This position is responsible for all building systems to the buildings assigned.
These duties include, but are not limited to, the installation, repair and maintenance of the facility equipment. The oversight and upkeep of but not limited to: Critical Environmental Support Systems/Data Centers, Mechanical, Electrical, Plumbing, Electronic Equipment, UPS and Generator Systems.
These activities align with management agreements, client requirements and Cushman & Wakefield mission, principles and expertise, to grow a unified, engaged and responsible corporate culture that leverages best practices within the Facility Management fields.

Job Description

Responsibilities:

Responsibilities for this position include, but are not limited to:

Building Management

  • Operation, maintenance and repair of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, float valves, together with all refrigerant lines and devices used to control temperature, and air conditioning systems in their entirety.
  • Operation, maintenance and repair of pumps, computer room air conditioners units, air handling units and together with all valves, appurtenances and lines used in these systems.
  • Operation and maintenance of variable air volume units, fan powered boxes and controls used for these type units.
  • Operate and maintain generators, automatic transfer switch and associated electrical systems

Engineering Functions

  • Perform operational commands using the building management system.
  • Ensure compliance with local laws and building codes pertaining to building operations and safety
  • Ability to professionally interact with the client and client employees, senior management staff and vendors
  • General Maintenance including, but not limited to, repairs to restroom fixtures, replacement of lamps and cleaning of light fixtures, replacement of ceiling tiles, repair furniture and door hardware
  • Maintain mechanical rooms to ensure clean and safe conditions.  Duties include removal of debris, painting of rooms, repair of boiler-related components (valves, pumps, piping, etc.), inspection of above ground oil storage tanks, inspection/repair of sewage ejection systems

Safety

  • Ensure compliance with local laws and building codes pertaining to building operations and safety
  • Perform safety / routine inspection on general facilities of the client office to ensure office facilities and equipment are operating at optimum level. Work closely with the Client Employee Health and Safety operation
  • Manage compliance of regulations and permits, correct any violations and file with appropriate agencies

Documentation

  • Monitor performance and note deficiencies of service contractors and recommend changes as necessary
  • Create facility related work request
  • Research and recommend services, supplies and resources as requested
  • Perform all other Duties as assigned by Management

Qualifications & Requirements

  • Exemplary customer service skills with a keen focus on client relations
  • Strong interpersonal skills and the demonstrated ability to build strong teams from diverse backgrounds
  • Minimum three (3) years of working experience in facility/property management
  • Experience in managing events, functions and conference centers
  • Good communication skills, both written and verbal
  • Ability to use computer software such as Microsoft Outlook, work order system and building automation system.
