Director of Operations- Multifamily
PROPERTY NAME: Regional Office – Dallas, TX
JOB SUMMARY:
Oversees all operational aspects of managing and leading the Asset Services team to ensure the highest level of delivery of services consistent with C&W’s standards across the national multifamily portfolio.
ESSENTIAL JOB FUNCTIONS:
- Ensure individuals and teams are meeting company goals and expectations by bringing innovative strategies and solutions, increasing communication throughout the organization as well as furthering career development of team members
- Participate in the effort to attain target operating and financial metrics of the company
- Act as a leader in continuing the building of the strong culture in which employees feel they are making a difference
- Collaborate closely with Executive Leadership to execute on the various processes that drive operational key results with an eye towards innovative solutions that lead toward significant efficiency improvements, mitigation of risk or revenue opportunities
- Establish ongoing communication with regional leaders to identify areas where additional training and/or clarification are necessary
- Help lead efforts to provide operating efficiencies through creation and refinement of best practices, policies and procedures
- Collaborate with operations team to determine needs from a reporting, analytics and business intelligence standpoint
- Review national operational performance utilizing business intelligence tools and make recommendations on performance improvement methods
- Work in concert with support departments and ensure they are working as a cohesive team to support the operations team
- Provide assistance with key client accounts as needed including the portfolio’s operating and physical performance
- Support project management team on initiatives with status updates, understanding level of effort from support services and communication plans where necessary
- Assist the preparation of the annual operating and capital budget model rollout
- Review vendor partnerships to maximize economies of scale, monitor performance, monitor enhancement opportunities and assist in communicating plans to reduce account receivables
- Attend and participate in industry association meetings and seminars to keep up to date on trends and changing conditions in the marketplace
- Complete occasional onsite property visits to ensure onsite operations are being executed to company standards
- Lead the completion of any other tasks and projects which may be requested
- Understand and observe compliance with management agreements
- Achieve high productivity through reliable and punctual attendance and report any tardiness, attendance and disciplinary issues to immediate supervisor
- Ensure compliance of full utilization of C&W tools and resources (i. e. SharePoint)
- Participate in national asset services task forces and/or committees
- Other duties as assigned.
Job Requirements
KEY COMPETENCIES
JOB SKILLS/KNOWLEDGE:
- Thorough understanding of financial reporting and variance analysis
- Extensive knowledge of multifamily industry and Fair Housing regulations
- Work involves highly confidential and sensitive information; sound judgment and discretion are essential
- Strong interpersonal skills and the ability to work under time constraints
- Strong project management, analytical and research skills with a demonstrated ability to manage projects from inception through completion
- Solve practical problems and deal with a variety of variables in situations where limited standardization exists.
- Advanced working knowledge of Microsoft Office Suite (Outlook, Word, Excel, PowerPoint).
EDUCATION /EXPERIENCE:
- 5+ years of property management experience, with 3+ years in corporate
- High school education required; 4-year college degree in a related field strongly preferred.
- Must be able to communicate effectively with all levels of management, residents, prospects, and all property level personnel.
- Must be detail oriented and able to focus with frequent interruptions.
- Intermediate level of computer and internet navigation skills.
- Maintain confidence and protects operations of business by keeping information confidential.
TRAVEL REQUIREMENTS:
Travel may be required within the continental United States.
