Director, Design Management

The Director of Design Management’s (DDM) role is to ensure that each project begins construction with a set of properly coordinated plans to allow for the construction team to begin and continue construction with minimal delays, interruptions, or coordination-related change orders. Furthermore, the DDM will ensure consistent and robust interim design deliverables throughout the design process (SD, DD, and “GMP” or 95% CD, and IFC set of plans). DDM’s work with the project’s design and development teams to lay out the project’s permitting schedule and coordinate permit submissions. The DDM works intimately with the project architect, design teams, and Greystar development/preconstruction teams to manage schedule, drawing quality, and ensure that the Greystar National Standards are incorporated into each project’s design. DDM’s success in their role will be measured by the completeness of the plans used to construct the project and the adherence to the established design schedules. DDMs must be experienced in multifamily architecture.

JOB DESCRIPTION

* Coordinating and scheduling the project’s Design Kickoff meeting, including preparing the meeting agenda and providing minutes after the conclusion of the meeting.

* Working with Development to prepare project and update design schedules and communicating those design schedules to Development, Construction, Finance, and Preconstruction.

* Participating in project Due Diligence meetings to identify and address project design issues and elements.

* Participating in project site planning and visioning meetings to establish the early layout of the project and ensure a consistent vision for the project is applied throughout the design process.

* Reviewing all document issuances (including both plans and specifications) to confirm the conformance with the established expectations of quality and scope included in the Design Agreements and Greystar National Standards, including:

o Conceptual Design

o Schematic Design

o Design Development

o 50% Construction Documents

o Permit/GMP Documents

o 99% Construction Documents/Issued For Construction sets

* Producing and maintaining a standard list of deliverables for each consultant at each stage of the design process above and ensuring that the design teams are consistently designing towards those milestones.

* Working with Development and Preconstruction to negotiate and finalize the scope and fees included in project design agreements.

* Reviewing and becoming familiar with all requirements and scopes of the design consultant agreements.

* Assisting Development in ensuring that all 3 rd party consultants are engaged by the necessary milestones in the project design schedule.

* Ensuring that project architects are distributing the necessary deliverables for review by project subconsultants (including waterproofing, sustainability, accessibility, acoustical, and any other consultant whether under the architect or the owner), engaging the project subconsultants, and ensuring that the architect is incorporating the subconsultant’s feedback and recommendations into upcoming deliverables.

* Coordinating and leading plan flips at 100% DD, GMP, and 99% CDs. Plan flips are to be managed via BlueBeam and hosted in person at a venue suitable to the project team. The Director of Design Management is responsible for providing much of the content in the plan flips, ensuring that all project shareholders participate in generating content and comments for the plan flip via the BlueBeam session, and sorting all content provided in the BlueBeam session.

* Establishing a project permitting plan and schedule to ensure that all required submissions are complete and submitted on time. Further, the DDM is responsible for working with the design and Development teams to ensure that all comments provided by the AHJ’s are fully incorporated and resolved prior to subsequent resubmissions.

* Assisting Development in tracking open items and necessary decisions to ensure timely direction is given to the design team and Construction.

* Attending all design meetings for assigned projects either in person or via teleconference.

* Ensuring that the project design teams have incorporated all plan flip comments into subsequent deliverables.

* Ensuring that all projects include all of the relevant Greystar National Standards in the GMP and IFC sets and working closely with Greystar National Quality Control to keep all projects current with respect to any updates to the Greystar National Standards.

* Working with the design team to ensure that an interior and exterior mockup is included in the project’s GMP documents, ensuring that all relevant exterior and unit interior finishes are portrayed on the mockup.

* Ensuring that the Greystar National Standards are included in all GMP and IFC document issuances.

* Working with Preconstruction to review all qualifications and clarifications provided by Greystar Construction or 3rd party general contractors.

* Working with the Development and Preconstruction teams to ensure that all unit finishes are selected, unit plans are approved, and an interior designer is approved to begin design by the beginning of Design Development Documents.

* Reviewing and vetting VE alternates proposed by Preconstruction and working closely with Development to facilitate decisions on all VE alternates quickly following pricing feedback.

* Working with Development and each project’s design team to ensure all approved VE’s and accepted qualifications are included in the IFC documents.

* Working with the Development partners to propose programmatic changes to improve efficiency, logistics, design.

* Assisting Development team in managing the Development schedule.

* Participating in business building initiatives to help the business improve.
