Job Description Summary

This role uses advanced skills to oversee and manage preventative maintenance and corrective repairs in a Data Center operation. Oversight of electrical and mechanical systems, including but not limited to: UPS systems, generators, chillers, Electrical Distribution, HVAC systems, Building Management Systems (BMS) systems, CMMS Work Tickets, and Change management.

Job Description

  • Development and implementation of specifications, bidding documents, plans and procedures covering mechanical engineering, maintenance operations and project oversight.
  • Administration of service subcontracts and on-site evaluation of quality levels and competitive costs.
  • Controlling and overseeing the utilization of maintenance and operations personnel across facility lines to assure optimum use of resources as peak workload, absenteeism or special needs occur.
  • Preparation and submittal of budget recommendations and the exercise of control over operating expenditures.
  • Continued evaluation of all phases of property operations in order to enhance the efficiency of the operation and to maximize cost effectiveness.
  • Selection, supervision, development, and training of all subordinate engineering and maintenance personnel.
  • Inspection and assurance to see that all vacant spaces are maintained in a clean and occupant ready condition.
  • Assisting in maintaining liaison between internal departments and client.
  • Development and implementation of proactive programs to track, analyze and reduce maintenance requests in order to provide a higher level of service to client.
  • Development of annual operational plans tied to the facility business plans including individual quarterly goals and objectives approved by the Senior Property Manager and the client.
  • Reviewing and approving plans and procedures for handling complaints or requests from facility tenants or occupants.
  • Regularly and systematically analyze and appraise the effectiveness of operations under his/her control; ensuring that policies are observed and that prompt corrective action is taken as needed.
  • Supervising and training all facility employees in proper safety procedures.
  • Recommending capital improvement programs for the project and implement all mechanical, electrical and elevator capital expenses approved by owner.

IMPORTANT EXPERIENCE

  • A minimum of 4 years of work experience in a data center or tenant services capacity
  • Data Center Operations: Previous experience working in data center environments, understanding of data center protocols and standards.
  • Electrical Systems: Hands-on experience with UPS systems, generators, and electrical distribution systems.
  • Mechanical Systems: Experience with chillers, HVAC systems, and other cooling solutions common in data centers.
  • Building Management Systems (BMS): Familiarity with BMS interfaces, troubleshooting, and optimization.
  • Ticketing and Change Management Systems: Proficiency in using CMMS (Computerized Maintenance Management System) tools and change management protocols.
  • Safety: Familiarity with safety protocols, especially those concerning electrical systems.
  • Prior experience working in the facilities/property management, commercial real estate or professional services industries preferred

ADDITIONAL ELIGIBILITY QUALIFICATIONS
* Working knowledge of lease terms, the reconciliation process for Common Area Maintenance, insurance, and real estate taxes
* Proficient in understanding management agreements and contract language
* Working knowledge of computer software programs and base building systems
* Computer proficiency with Microsoft Office Suite (MS Word, Excel and PowerPoint)
* Demonstrated ability to exercise good judgment
* Excellent interpersonal skills
* Ability to work a flexible schedule as needed, including but not limited to overnight travel, on call after hours and weekends
WORK ENVIRONMENT:

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
