Job Description Summary:

Operate, Repair/Assist and PM all of the physical plant’s main and auxiliary equipment to include all HVAC equipment, air compressors, chillers, Boilers, AHU’s, pumps, exhaust systems, life safety systems, etc in a mixed-use corporate environment. Help plan, coordinate and accomplish operational and maintenance activities which ensure timely and cost-efficient completion of departmental goals and objectives. Provide assistance to team members on daily activities.

Core Responsibilities:

• Mechanical: boilers, chillers, cooling towers, refrigeration, pumps, fans, motors, elevators, BAS and air conditioning controls
• Electrical: HVAC control systems, lighting, controls and power systems,
• Plumbing: Sink, valves, fountains repairs, compressed gas and air lines, Water Treatment
• Responds to demand work orders as generated by work order system to ensure that business is not interrupted.
• Checks and repairs mechanical devices such as pumps, motors, air handling units, generator, chillers, boilers, hydronic systems, parking equipment
• Replacing bearings drive belts, motor greasing, etc.
• Performs a variety of scheduled and unscheduled maintenance duties throughout the complex, and cleans and services equipment as necessary.
• Under minimal directions, completes assigned work orders and preventative maintenance and records results in work order system and closes completed work orders.
• Performs periodic inspections, tests, and preventive maintenance schedule and report findings.
• Works from mechanical and/or electrical schematic, sketches manuals, specifications and written and oral instructions.
• Uses hand and power tools and other equipment as necessary to complete assignments.
• Follows all company safety and security procedures.
• Maintains a clean and orderly work area.
• Completes all other tasks required by his immediate supervisor.
• Verify equipment status through daily logging of operational values
• Be able to edit set points and schedule operation of systems through a BAS.
• Must be able to look after the aesthetics of the building in the common areas.
• Must be able to lift 40lbs and climb roof ship ladders.
• Operator must work in a safety manner, follow all safety policies set out by the company (ex: lock-out/tag-out, hot work, confined space, etc.)
• Maintains a positive attitude when providing services and fosters sustained customer relationship growth.
• Assists the Building Manager by completing time sensitive tasks as required and effectively implements the work requests from the site work order system

Requirements:

• 3 years of Building Operator experience
• Strong Understanding of Facilities and Maintenance Requirements.
• Completed High School education or equivalent
