Associate, Investment Management
Additionally, supports the execution of the Company’s investment platform by preparing appropriate documents to facilitate the underwriting and closing of real estate transactions.
JOB DESCRIPTION
- Performs various Investment Management functions on an on-going basis, including the monitoring, reporting and proactive problem-solving of the Company’s existing assets.
- Leads oversight, initiatives, and strategies by evaluating, researching, and analyzing assets for optimal asset execution and overall investment performance.
- Maintains and manages relationships between operating partners, operations and capital projects to cultivate seamless communication and execution of asset business plans.
- Develops market and asset reviews to evaluate the overall operational performance and financial results for the assets, surfaces and discusses issues and potential challenges that threaten performance, and presents recommendations, plans, and strategies for enhancing value and improving financial returns.
- Manages and ensures the assets’ compliance with debt and equity providers, develops and provides reports to investment committee, monitors investment performance, returns, and forecasts, and recommends methods to optimize returns at the asset level.
- Measures, evaluates and reports on the asset’s performance against budget and investment proforma, managing and monitoring cash flow, and making strategic recommendations on asset capitalization.
- Reviews market, economic, and capital trends and factors impacting the performance of assets, prepares and delivers presentations and updates to investment committee, and participates in formulating the long-term disposition and exit strategy for the assets.
- Assists in the internal valuation process and works collaboratively with portfolio management on quarterly valuations.
- Provides assistance with the review and due diligence of potential investments and develops documentation and recommendations on key findings that may affect the return and financial performance of the proposed deal.
- Assists in preparing new investment memos, financing or disposition recommendations and updates on existing investment status.
- Establishes and maintains productive relationships with operating partners, lenders, and other key stakeholders, and appropriately manages on-going communications related to existing investment transactions.
Depending on the position offered, regular full-time and part-time team members may be eligible to participate in a bonus program in addition to their base salary.
