Primary Role ⓠDaily Job Description

• Direct Oversight of cleaning building personnel (porters).   This will have 10 employees directly communicating with assistant super for employee needs.  The assistant super is responsible for walking common areas maintained by porters and scheduling all in a manner that completes the routine building cleaning.
• Vacant Apartment upkeep and turnover.  This will have assistant super in direct communication with vendors for turning and scheduling turns, mostly during our turn season and maintaining cleanliness throughout vacancy through move in.  This encompasses all details to make a unit âœRFOâ.
• Common Area Upkeep Monitoring ⓠEnsure all common areas are keep in pristine condition, Scheduling of staff and Building Link communication portal.

Responsibilities and Roles:
⢠Assist with troubleshooting and repairs of buildings and installed systems to include: packaging and handling machinery, plumbing systems, kitchen equipment, roofs, drains, shop, grounds equipment, and HVAC
⢠Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices
⢠Assist with installation and modification of building equipment and systems
⢠Replace and repair building finishes such as ceiling tiles, door hardware, wall paper, and can paint walls, piping, floors and equipment
⢠Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunities
⢠Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance
⢠Respond immediately to emergency situations and customer service requests as assigned.
⢠Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance, etc.
⢠Maintain and operate fire and life safety systems such as; Fire alarm systems, fire pumps and related fire protection system equipment as assigned
⢠Perform carpentry and snow removal when necessary
⢠Comply with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habits

Other Responsibilities:
 

• Assistant super intendent is scheduled to work one weekend day to assure we have proper coverage for the campus.
• The hours of the assistant super role is staggered to assist in coverage into the evening hours (10am-7pm)
• The overall importance of FLSD coverage lies with the Guest facility, building and commercial floors ⓠrequires our assistant superintendent to obtain his FLSD in first 6 months of employment and we are even looking at candidates that have passed this class for other properties in past.
• Will act as liaison between residents and management while utilizing staff members, building link and all other communication forums.
• Monitor and assure all work orders, preventive maintenance tasks and all related building engine inspections are complete and in compliance.
• Responsibilities will include oversight of vendors and staff during seasonal activities ( turn season, snow removal, daily maintenance requests)
• Constant assurance that all vacant units remain in pristine condition throughout vacancy and until lease start.
• This location averages 175 work tickets per month, which requires oversight, coordination and follow up to ensure resident satisfaction within 24hrs.
