Job Description Summary

The Assistant Property Manager focuses on resident customer service and assists in managing the operations, leasing activity, renewals, collections, financial reporting, supplies, and communications of the apartment community.

Job Description

• Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, units, office, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
• Answer phones, emails, and check voicemails.
• Responsible for touring and leasing apartments as needed.
• Help maintain lease files and renewals according to company’s standards.
• Make sure that residents have the correct charges on their ledgers.
• Meets targeted revenues by enduring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
• Leads rent collection efforts, specifically with delinquent residents. This may involve lease termination and legal action if necessary.
• Assist in managing the property’s budget by making sound fiscal decisions to increase the net operating income of the community.
• Address the concerns of residents, prospects, and vendors in a friendly and professional manner.
• Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues.
• Ensure the property’s maintenance team members comply with the Company’s standards with respect to responding and completing resident service requests.
• Inspect apartments during move-ins and move outs, walking the apartments and the community as needed
• Fills in the role of the Property Manager in their absence.
• Perform any other related duties as required or assigned.
