Assistant Maintenance Supervisor

Overview:

AMLI Residential has an excellent opportunity for an individual with top-notch technical skills and a commitment to quality service as our new Assistant Maintenance Supervisor. The person in this role will assist the Maintenance Supervisor in coordinating activities of maintenance employees to ensure the upkeep, inventory, and repair of grounds and buildings of AMLI Marina Del Rey

Essential Functions:

• Schedule all make-ready vendor work in partnership with the Maintenance Supervisor
• Assist in scheduling and supervising all in-house and vendor work in partnership with the Maintenance Supervisor and Community Manager. Lead the maintenance staff and participate in diagnosing problems and repairing areas such as HVAC, electrical, plumbing, pool, carpentry, drywalling, exterior structural, and appliance. Assist in coordinating and executing Preventative Maintenance inspections per company policy.
• Provide leadership and direction for maintenance employees in coordination with Maintenance Supervisor
• Answer all maintenance-related calls. Oversee general replacement or repair of general maintenance such as plumbing, electrical, heating, air conditioning repairs, carpentry, appliance repairs, glass replacement. Perform the actual work when requested by Maintenance Supervisor.
• Responsible for the inventory, ordering, and delivery of all necessary supplies and equipment for the service, custodial, and grounds departments under the direction and with the approval of the Maintenance Supervisor and Community Manager
• Assist in annual budget preparation.
• Assist in interviewing process for any potential service, custodial or grounds personnel. Train custodial or grounds personnel. Assist in the disciplinary or promotional recommendations required for all service, custodial and grounds personnel
• Ensure timely, efficient response to service requests make-readies. Available to work on an on-call basis as well as back up Service Technician as required

Requirements:

• 3-5 years of related experience and training; or equivalent education and experience.
• HVAC/EPA Refrigerant Certified (type 1 and 2 or Universal)
• Available for Weekend and on-call rotation
• The employee must occasionally lift and/or move 25 pounds or more, and on rare occasions, move more than 100 pounds.
